How Long Does a Basement Renovation Take in Cambridge?
In Cambridge the schedule question comes with a prerequisite: is the basement dry? In the older neighbourhoods near the Grand and the Speed, a surprising number are not, and finishing a damp basement is a renovation you do twice. Here is the timeline with water handled first.
Phase 0: prove it is dry (0 to 4 weeks)
Before any framing, we look for the signs: efflorescence on the block, a tide line, a musty smell, a sump that runs in spring, cracks that have been patched before. In a 1990s house on a hill in Hespeler this phase is a five-minute look. In a 1940s bungalow in Preston or a Galt century home a block from the river it can be a two-week moisture test through a rainy stretch.
If there is water, it gets solved now: crack injection is a day, an interior weeping tile and sump system is three to five days, an exterior excavation and membrane is one to two weeks and weather-dependent. Then the walls dry for a week or two before insulation goes anywhere near them. That is the Cambridge-specific time cost, and skipping it is how finished basements end up with mould behind the drywall.
Phase 1: permit (1 to 3 weeks, longer for a suite)
The City of Cambridge building permit runs in parallel with the moisture work, so a wet basement rarely adds calendar time overall; it just fills the waiting period. A secondary suite adds zoning review. If the property is in a Grand River Conservation Authority regulated area, ask early whether the work needs a GRCA sign-off, because that is a separate process with its own clock.
Phase 2: the build (5 to 10 weeks)
- Week 1: concrete cuts for bathroom drains, framing, framing inspection.
- Week 2: plumbing and electrical rough-ins, HVAC supply and return, rough-in inspections.
- Week 3: insulation and vapour barrier, inspection. In older Cambridge homes with rubble or block foundations, this is where rigid foam against the wall earns its keep over batts.
- Weeks 4 to 5: drywall, tape, sand, prime.
- Weeks 6 to 8: flooring, doors, trim, bathroom tile and fixtures, paint.
- Week 9 to 10: electrical and plumbing finals, final inspection.
Totals for Cambridge
- Dry basement, rec room: 5 to 7 weeks.
- Dry basement, bathroom and bedroom: 8 to 11 weeks.
- Wet basement first, then full finish: add 2 to 5 weeks up front, most of it drying time.
- Legal secondary suite: 12 to 18 weeks.
Flooring choice affects the schedule too
Slab moisture decides what can go down and when. A vinyl plank floor over a dimpled membrane can go in days after the slab passes a moisture test. Engineered hardwood or carpet over a damp slab cannot, and forcing it is the second most common reason a Cambridge basement gets redone.

Frequently asked questions
Should I waterproof before finishing my Cambridge basement?
If there is any sign of moisture, yes, and before a single stud goes up. Interior drainage takes days; finishing over a damp wall costs a full tear-out later. We test first in any older home near the rivers.
How long does a basement take to dry after waterproofing?
One to two weeks for the block or concrete to give up its moisture once the water source is stopped, longer after an exterior excavation in wet weather. Insulation waits until a moisture meter says the wall is dry.
Does a wet basement always delay the schedule?
Rarely by the full amount, because the permit review runs at the same time. A typical Cambridge basement with a moisture fix finishes two to three weeks later than a dry one, not five.
